The Aspen Flat Process
From lot selection to final inspections, the Aspen Flat team is with you every step of the way.
STEP 1: Land Purchase
Some clients have already purchased land. Others may need some guidance. The client, builder and realtor can work together to select a building lot that best suits your dream home vision.
STEP 2: House Design
This is where theclient, builder and draftsman collaborate to create a vision for the home. We will design the layout while keeping budget in mind to create your dream home! We will create 3D rendering to help you visualize the space..
STEP 3: Estimations & Budget
We start with setting a realistic expectation of cost to build based on size and description provided by the client.
Once we have house plans finalized, we send them out to our subcontractors for real estimates of each step of the process.
We will set a baseline budget for finish selections based on level of finishes the client has indicated they will want.
We will put it all together into a project estimate for the client to approve or adjust as necessary.
STEP 4: Construction Loan
It is very important to obtain a construction loan from a lender who excels at this. The process of construction loan draws should be smooth and easy if you choose the right lender. We can provide a list of preferred lenders that we feel excel at construction loan processing. Once the loan is complete, we can begin! (For clients who prefer to pay cash they can skip this step.)
STEP 5: Approvals & Permits
Some projects may require approvals from local planning & zoning and/or City Council or HOA design review committee. We have experience with this and will guide you through and help with this process. We will then apply for all the necessary permits so we can get started on construction.
STEP 6: Begin Construction
First steps include installing utilities, excavation, preparing the foundation, and framing.
STEP 7: Finish & Design Selections
Now the homeowners will begin to choose the interior and exterior design selections. Typically beginning with windows, roofing material and plumbing fixtures. You may choose to hire a designer to help with this process.
STEP 8: Jobsite Check-Ins
Aspen Flat Construction is a very hands-on company. You will be guided through the entire build process by the owners and GC, Dominick & Jodi Guliuzza. We meet you on site regularly to review progress, discuss design options to be sure you are getting the custom home of your dreams!
STEP 9: Landscaping
The landscaping process usually begins after the home construction is near completion. This is to protect the lansdscaping from damage due to the traffic of subcontractors coming and going during construction.
STEP 10: Move In
Once construction is complete and all inspections have been passed we will receive a Certificate of Occupancy. Congratulations, you can move in!
